Abstract

Penelitian ini menganalisis hubungan antara investasi asing, suku bunga terhadap harga saham sektor properti pada 3 negara kawasanASEAN yaitu Indonesia, Malaysia, dan Filipina. Penelitian ini dilakukan menggunakan metode Vector Error Correction Model (VECM) dengan data yang digunakan yaitu bulanan pada tahun 2018 hingga – 2021. Hasil penelitian menunjukkan bahwa suku bunga dan investasi asing berpengaruh signifikan dalam jangka panjang pada negara Indonesia, Malaysia, dan Filipina. Namun, dalam jangka pendek variabel saham properti dan suku bunga berpengaruh signifikan dan variabel investasi asing tidak berpengaruh. Sedangkan pada negara Malaysia dan Filipna seluruh variabel tidak berpengaruh pada jangka pendek. Penelitian ini juga mengidentifikasi permasalahan properti sehingga setiap negara perlu melakukan kebijakan agar permasalahan properti teratasi dan sektor properti menjadi sektor yang menarik bagi investor
