Abstract

Dalam rangka meningkatkan dan mempertahankan vitalitas ekonomi daerah, pengembangan Pasar Tanjung Raja sebagai pasar daerah dicanangkan oleh pemerintah daerah setempat. Hal ini karena Pasar Tanjung Raja mewadahi banyak kegiatan jual-beli bagi masyarakat lokal beserta daerah sekitarnya, mulai dari kebutuhan pokok, kuliner, peralatan rumah tangga, hingga barang elektronik dan mebel. Namun, berdasarkan kondisi di lapangan, tatanan Pasar Tanjung Raja kurang baik dan tergolong tidak teratur. Oleh karena itu, perencanaan penataan tata ruang Pasar Tanjung Raja diperlukan untuk menjadikan pasar daerah yang teratur sehingga dapat memudahkan pengguna dalam mencapai tujuan kegiatannya. Perencanaan dan perancangan Pasar Tanjung Raja dilakukan berdasarkan perilaku dan aktivitas pengguna (behaviour setting) yang menghasilkan kelompok ruang besar di dalamnya. Pasar dibagi menjadi tiga area, yaitu pasar utama, pasar kuliner, dan pasar mebel, diikuti dengan area hijau berupa taman pada tapak pasar. Pasar utama menampung sekitar 500 pengguna dengan ruangan meliputi toko, kios, dan los kebutuhan pokok yang terbagi lagi menjadi area pasar kering dan pasar basah. Pasar mebel memuat sekitar 100 pengguna di dalamnya dengan ruangan berupa toko elektronik, toko perabot, dan toko mebel/furnitur. Pasar kuliner mewadahi sekitar 300 pengguna dengan ruangan berupa toko buah, warung makan, dan kios/stand makanan disertai dengan area makan dan bersantai. Pasar Tanjung Raja didesain untuk dapat menampung keseluruhan aktivitas pengguna pasar yang ada, mulai dari pagi hari hingga sore hari dan malam hari untuk aktivitas jual-beli pada area pasar kuliner. Selain itu, dilakukan juga perancangan bangunan pasar berdasarkan persepsi lingkungan (environmental perception) untuk menghasilkan bangunan pasar yang selaras dengan lingkungan sekitar. Dalam perancangan ini, bangunan pasar menggunakan pendekatan desain passive energy building untuk memberikan kenyamanan kepada pengguna dengan mengoptimalkan pemanfaatan energi alam semaksimal mungkin ke dalam bangunan pasar. Perancangan desain Pasar Tanjung Raja ditujukan untuk menghasilkan susunan tata ruang pasar yang teratur berdasarkan aktivitas pengguna, serta bangunan pasar yang selaras dengan lingkungan sekitar, diikuti dengan pemanfaatan aspek alam melalui konsep passive energy yang meliputi passive design (orientasi, selubung, cooling system) dan active design (panel surya dan efisiensi air) ke dalam bangunan pasar. In order to improve and maintain the vitality of the regional economy, the development of Pasar Tanjung Raja as a regional market was launched by the local government. This is because Pasar Tanjung Raja accommodates many buying and selling activities for the local community and surrounding areas, ranging from basic needs, culinary, household appliances, to electronic goods and furniture. However, based on the conditions in the field, the spacial layout of Pasar Tanjung Raja is disorganized. Therefore, planning the spatial arrangement of Pasar Tanjung Raja is needed to make the market an organized area so that it can facilitate users in achieving their activity goals. The planning and design of Pasar Tanjung Raja is carried out based on user behavior setting which results the market is divided into three areas, consist of the main market, culinary market, and furniture market, followed by a green area on the market site. The main market accommodates around 500 users with spaces including shops, kiosks, and stalls for basic necessities which are further divided into dry market and wet market areas. The furniture market accommodates around 100 users with spaces including an electronics store and furniture store. The culinary market accommodates around 300 users with spaces in the form of fruit shops and food stalls with dining and relaxing areas. Pasar Tanjung Raja is designed to be able to accommodate all existing market user activities, from morning to afternoon and evening for buying and selling activities in the culinary market area. In addition, the design of the market building is also based on environmental perception to produce a market building that is in harmony with the surrounding environment. In this design, the market building uses a passive energy building design approach to provide comfort to users by optimizing the use of natural energy as much as possible into the market building. This is done to produce an organized market spatial arrangement based on the user activities and market buildings that can optimally utilize natural aspects. The design of Pasar Tanjung Raja is intended to produce an organized market layout based on user activities, as well as market buildings that are in harmony with the surrounding environment, followed by the utilization of natural aspects through the concept of passive energy which includes passive design (orientation, building envelope, cooling system) and active design (solar panel and water efficiency) into building.
