Abstract

This research aims to know and compare the financial performance of two companies in property sector, PT. Lippo Karawaci Tbk and PT. Bakrieland Development Tbk in period 2006 to 2010. The research was conducted using analysis of financial ratios including liquidity ratios, activity, solvency, profitability, and market value. The results show that the liquidity ratio and the activity ratio of PT. Lippo Karawaci Tbk and PT. Bakrieland Development Tbk is not good. For the solvency ratio, PT. Bakrieland Development Tbk better than PT. Lippo Tbk, while for the profitability ratios and market value, PT. Lippo Karawaci Tbk better than PT. Bakrieland Development Tbk. In terms of capabilities through a global crisis that happened in 2008, PT. Lippo Karawaci Tbk better and more successful than PT. Bakrieland Development Tbk. Should PT. Lippo Karawaci Tbk and PT. Bakrieland Development Tbk. controlling the current ratio in the range of 200% to fix liquidity, and increase sales to improve the level of activity. Moreover, it feels necessary to reconsider to give dividend each year, because the net income that obtained by both of this companies always increase and much enough, in order to fix market value of shares both this companies.
