Abstract

RINGKASAN Kota Palembang yang mengalami peningkatan pertumbuhan penduduk serta pertumbuhan ekonomi menyebabkan meningkatnya kebutuhan akan hunian dan kantor sewa. Hal ini menjadi landasan dibutuhkannya bangunan mixed-use yang menggabungkan apartemen dan kantor sewa di Palembang. Bangunan mixed-use merupakan solusi tepat untuk memenuhi kebutuhan hunian dan kantor dalam satu bangunan vertikal sehingga dapat mengoptimalkan penggunaan lahan yang semakin terbatas. Namun, hunian dan kantor sewa memiliki fungsi yang sangat berbeda sehingga menimbulkan masalah yang kompleks dalam pengaplikasiannya serta kenyamanan bagi setiap pengguna. Oleh karena itu, dibutuhkan perancangan zoning area pada setiap lantainya, dengan menempatkan area hunian di lantai atas agar lebih privat dan area kantor di lantai bawah agar lebih mudah diakses oleh publik. Bangunan ini dirancang dengan satu tower, yang mempertahankan perbandingan 7:3 antara hunian dan kantor untuk mencapai bentuk yang lebih ideal. Di bagian dasar tower terdapat podium tiga lantai yang lebih besar massanya dibandingkan dengan tower itu sendiri. Bangunan ini direncanakan memiliki satu core yang berfungsi sebagai transportasi vertikal utama gedung dan ditempatkan di tengah tower. Fasad pada bangunan ini menggunakan second skin yang menjulang hingga atap, tidak hanya sebagai aksen estetika tetapi juga sebagai sun shading agar pencahayaan alami dari matahari tidak terlalu menyilaukan jendela pada unit apartemen dan kantor sewa. Second skin ini meningkatkan penampilan dan efisiensi energi bangunan. Bangunan mixed-use ini diharapkan menjadi solusi komprehensif untuk permasalahan yang dihadapi Kota Palembang. Dengan mengintegrasikan hunian dan kantor sewa dalam satu bangunan vertikal, bangunan ini bertujuan untuk memenuhi kebutuhan hunian dan kantor yang meningkat, mengoptimalkan penggunaan lahan, serta memastikan kenyamanan pengguna. Perancangan zoning yang strategis, desain arsitektur, dan perencanaan fungsional dari bangunan ini semuanya diarahkan untuk menciptakan pembangunan perkotaan yang berkelanjutan dan efisien yang dapat memenuhi kebutuhan lanskap Kota Palembang yang terus berkembang. This necessitates the development of mixed-use buildings that combine apartments and rental offices in Palembang. Mixed-use buildings provide an ideal solution to meet the need for both housing and office space within a single vertical structure, thus optimizing the use of increasingly limited land. However, the distinct functions of residential and office spaces present complex challenges in terms of implementation and user comfort. Therefore, zoning plans for each floor are essential, with residential areas placed on the upper floors for greater privacy and office areas on the lower floors for easier public access. This building is designed with a single tower, maintaining a 7:3 ratio between residential and office spaces to achieve an optimal form. At the base of the tower, there is a three-story podium that is larger in mass compared to the tower itself. The building is planned to have a single core, centrally located within the tower, which will serve as the main vertical transportation hub. The building’s façade features a second skin that extends to the roof, serving not only as an aesthetic accent but also as sun shading to reduce glare from natural sunlight on the apartment and office windows. This second skin enhances both the building’s appearance and energy efficiency. In summary, this mixed-use building is expected to be a comprehensive solution to the challenges faced by the city of Palembang. By integrating residential and rental office spaces within a single vertical structure, this building aims to meet the growing demands for housing and office space, optimize land use, and ensure user comfort. The strategic zoning design, architectural layout, and functional planning of this building are all directed towards creating sustainable and efficient urban development that can accommodate the evolving landscape of Palembang.
