Abstract

Kawasan Rumah Susun 24 Ilir yang terletak di Kecamatan Bukit Kecil, Palembang, dibangun pada tahun 1984 sebagai hunian vertikal bagi Masyarakat Berpenghasilan Rendah (MBR). Namun, seiring waktu, kawasan ini mengalami penurunan kualitas fisik dan sosial akibat kerusakan bangunan, keterbatasan infrastruktur, serta tingginya kepadatan penduduk. Kondisi ini memicu berbagai masalah lingkungan dan sosial yang menjadikan kawasan tidak lagi layak huni. Pemerintah merespons dengan program revitalisasi kawasan, yang salah satu solusinya adalah penerapan konsep bangunan highrise multifungsi. Konsep ini menggabungkan fungsi hunian dan kantor dalam satu struktur vertikal yang efisien, mendukung optimalisasi lahan terbatas dan memperkuat konektivitas aktivitas sosial ekonomi. Dengan pendekatan ini, diharapkan revitalisasi Rusun 24 Ilir mampu meningkatkan kualitas hidup, menyediakan ruang layak tinggal dan bekerja, serta menciptakan lingkungan kota yang lebih modern, sehat, dan produktif.
