Abstract

The purpose of this study are 1. a) Identify the socio-economic factors underlying the decision of farmers to sell part of their land to investors (sugarcane agribusiness) and the reason for not converting residual land that is not sold for sugar cane cultivation as investors do. b) Calculating the ratio of NHAL or LEV (Land Expected Value) to the sale value of land received by the land owner; NHAL /NHJ. 2. a) Analyzing the positive or negative effects of land sale transactions to investors by looking at the use of money for productive and consumptive activities and the comparison of their positions. b) Knowing the various types of village monetization processes that occur with the addition of fresh funds from the sale of land for the family of the land owner. This research was conducted in Rantau Kadam Village, North Musi Rawas Regency. Data collected and processed is conducted from March 2019 to May 2019. The research method used is the survey method by taking a sample of 60 farmers, with 30 samples of farmers selling land and 30 sample farmers who do not sell land. The results showed that socio-economic factors that positively influenced the farmers 'decision to convert land were while the number of dependents, length of education ,length of land, and income, while age and farming experience negatively affected farmers' decision to convert land. NHAL /LEV (Land Expected Value) is greater than the land sale value (NHJ) with the average NHAL /LEV at 6% interest rate of Rp.108,233,697 per hectare and at 12% interest rate of Rp. 91,598,795 per hectares, while the land selling value (NHJ) received by farmers is Rp. 20,000,000. The use of money for consumption activities is greater than using money for productive activities. The use of money for consumption activities is 80% while productive activities are 20%. Various village monetization processes that occur with land conversion are seen by increasing the source of farmers' income and increasing economic transactions in the village. In this study, the monetization process has not gone well, because from the sale of land used for consumptive activities that negatively affect the monetization of the village.
