Abstract
Meningkatnya pertumbuhan ekonomi dan laju penduduk di kota Jakarta membuat kebutuhan akan kantor sewa dan hunian meningkat. Untuk mendapatkan fungsi keduanya dengan ketersediaan lahan yang terbatas diperlukan sebuah bangunan dengan fungsi ganda sebagai kantor sewa dan hunian. Bangunan didesain dengan pembagian menjadi berlantai banyak. Sirkulasi tapak dibuat satu arah agar tidak menimbulkan kepadatan. Tapak dikelilingi oleh tumbuhan yang juga dijadikan sebagai peredam panas, kolam retensi di sisi barat untuk penampungan air hujan dan media untuk meredam panas. Lantai pertama digunakan sebagai amenitas penghuni gedung, lantai selanjutnya sebagai kantor sewa dan tower sebagai unit hunian. Konsep utama yang diterapkan kepada bangunan fungsi ganda dengan memisahkan sirkulasi vertical untuk kedua fungsi. Gedung ini memiliki arah pandang ke citylight Jakarta. Struktur bangunan menggunakan rigid kolom dan balok, serta core, pondasi tiang pancang atau pile cap precast. Utilitas air bersih menggunakan tangki bawah dan tangki atap yang dialirkan ke unit hunian melalui shaft pipa. Pengelolaan air hujan ditampung pada rawtank dan diolah untuk flush toilet. Limbah padat dialirkan menuju IPAL kota dan dibebankan dengan Iuran Pengelolaan Lingkungan (IPL) penghuni Gedung. Limbah kotor yang dibuang tidak tercampur dengan limbah minyak maka dipasang grease trap atau penangkap lemak pada sink. Kata Kunci : Bangunan Fungsi Ganda, Pemisahan Sirkulasi, Pembagian The increase in economic growth and population growth in the city of Jakarta has increased the need for rental offices and housing. To get both functions with limited land availability, a building with a dual function as a rental office and a residence is needed. The building is designed with division into many floors. The tread circulation is made in one direction so as not to cause congestion. The site is surrounded by plants which are also used as heat dissipators, a retention pond on the west side for rainwater collection and a medium for dissipating heat. The first floor is used as amenity building occupants, the next floor as a rental office and the tower as a residential unit. The main concept applied to the dual function building is by separating the vertical circulation for the two functions. This building has a view to the citylight of Jakarta. The building structure uses rigid columns and beams, as well as cores, precast pile caps or pile foundations. Clean water utilities use bottom tanks and roof tanks which are channeled to residential units through pipe shafts. Management of rain water is collected in the raw tank and processed to flush the toilet. Solid waste is channeled to the city WWTP and is charged with the Environmental Management Fee (IPL) for building occupants. The dirty waste that is disposed of is not mixed with waste oil, so a grease trap is installed in the sink. Keywords : Mixed Use Building, Seperation of Circulation, Zone
